Gas Pipe Network Phase 1 (JCPDI)
Location: Jazan City for Primary and Downstream Industries (JCPDI).
Project Description: It covers the development of a dedicated industrial gas
distribution network to serve multiple industrial plots across the city. The area encompasses main corridors, rights-of-way, and utility zones designed for industrial services.
The scope of the project includes the design and development of:
● (RMS-A) Gas Receiving Facilities.
● Pipeline Network.
● Valve Stations and Tie-ins.
● Buildings & Control Facilities.
● Utility Infrastructure.
● Support Facilities.
Role: CoreAxis was responsible for the Front-End Engineering Design (FEED)
package from concept up to 30% development for a dedicated industrial gas distribution network. The scope covered all engineering disciplines, including Process, Mechanical, Electrical, Civil, and Telecom.


Gas Pipe Network Phase 2 (JCPDI)
Location: Jazan City for Primary and Downstream Industries (JCPDI).
Project Description:Phase 2 of the Industrial Gas Network. It covers the gas transmission corridor extending from the Ministry of Energy (MoE) tie-in point to the downstream industrial investors within the city. The pipeline route runs for approximately 10 kilometers, crossing multiple industrial zones and utility corridors.
Facilities & Infrastructure
The scope of Phase 2 comprises the development of a high capacity gas transmission pipeline and associated facilities, including:
● Main Transmission Pipeline – sized to accommodate initial and future demand.
● Inlet Tie-In Facilities – connection to the MoE supply point with required
isolation and measurement provisions.
● Outlet Tie-Ins – distribution points to six industrial investors across JCPDI.
● Block Valve Stations .
● Utility Crossings & Protection Works.
● SupportingInfrastructure – civil works.
Role: CoreAxis designed the FEED package for the 10km gas transmission
corridor. The scope included multidisciplinary design for Pipeline Process,
Instrumentation, Civil, Structural, and SCADA integration.



Labour Camp (JCPDI)
Location: Jazan City for Primary and Downstream Industries (JCPDI).
Project Description:
The total plot area of approximately 109,405 m².
Facilities & Infrastructure
The project is a fully integrated residential campus with accommodation and support facilities for workers, supervisors, and managers. The development
includes:
● Residential Buildings, 12 Workers’ Apartment Buildings – total 6,288 workers, 2 Senior Apartments – capacity 126 staff, 2 Junior Apartments – capacity 252 staff, Recreation & Service Facilities, 2 Workers’ Recreation Halls, 2 Senior & Junior Recreation Halls, Central Kitchen & Dining Hall, Commercial Facilities, Administration Building, First Aid Clinic, Laundry Facility, Maintenance & Warehouse, Mosque, 64 bus slots, and 408 car slots.
● Total Capacity: ~6,666 people (workers + supervisors + managers).
● Total BUA (Built-Up Area): ~63,881 m² across all buildings.
● Total Plot Area: 109,405 m².
Role: CoreAxis provided the detailed design from concept to IFC for a fully integrated residential campus on a 109,405 m2 plot. This included Master Planning, Architectural Design, and full engineering (Structural, Mechanical, Electrical) for all facilities and infrastructure.






AlHamrah Project (Makkah)
Location: Al Hamraa, Makkah Al-Mukarramah, on a 30,337.5 m2 site near Al Masjid Al-Haram.
Project Description: The project is located approximately 5–10 km from Al Masjid Al Haram, with direct frontage (263 m) along the Third Ring Road. The site comprises a unified land parcel of 30,337.5 m².
Facilities & Infrastructure
The development is envisioned as a mixed-use landmark destination, with six high-rise towers, supported by a wide range of commercial and community facilities.
Key project components include:
● 5 Residential.
● 1 Hotel Tower.
● Basement (-2 & -1) – dedicated to services and parking.
● Ground & Mezzanine Floors – retail spaces, hotel reception, business center, and
amenities.
● Floors +1 to +6 – mix of parking, shops, health club, and duplex apartments.
● Floors +7 to +18 – typical residential apartments.
● Rooftops – mechanical systems and potential recreational/service use.
● Supporting Facilities
● Commercial Areas – ~38,700 m² total across multiple levels.
● Parking – capacity of ~2,393 cars across basement and podium levels.
● Community & Services – prayer facilities, health club, dining, and landscape areas.
● Infrastructure & Utilities – grading, stormwater drainage, sanitary systems, potable/fire
water networks, electrical power, telecom, irrigation, street lighting, and landscaping.
Role: CoreAxis served as the Design and Project Management Consultancy (PMC).
Our role covered full project management, site studies, and design development
from Concept (15%) to IFC (100%), including Value Engineering. We integrated all disciplines in BIM up to LOD 350 and provided full tender documentation and construction stage support.






Road 10 (JCPDI)
Location: Jazan City for Primary and Downstream Industries (JCPDI).
Project Description: awarded the EPC contract and the engineering scope
shall cover the engineering from 30% design stage through the IFC level for
Road 10 between Road 1 and Road 9. The total length of Road 10 is approximately 7.67km. The existing Road 10, built as a temporary road by Saudi Aramco (SA), is not in accordance with the JCPDI 2040 Industrial City Master Plan.
Road 10 is classified as an Industrial Principal Arterial Road and is a primary
access into the JCDPI, linking the city to the Jeddah Jazan Expressway
through the existing interchange (IC2) at the eastern end of Road 10.
Role: CoreAxis provided Project Management Consultancy (PMC) services for this 7.67km Industrial Principal Arterial Road. Our role included design coordination, stakeholder management, and delivery oversight from 30% design through to the IFC level.
Mayar Residential Complex




Location: The project is in Al-Shara’i District, Makkah Al Mukarramah, near King Fahd Stadium and within close proximity to Makkah Airport and Al Masjid Al-Haram.
Project Description: The site benefits from strategic connectivity to
major highways and community facilities, making it an ideal location
for a large-scale residential development.

Role: The Consultant’s scope covers Master Planning, Design, and
Engineering, including:
Preparation of the master site plan with zoning, circulation, landscape,
and infrastructure layouts.
Architectural design of residential units and shared facilities.
Engineering design across Structural, Mechanical, Electrical, Telecom,
and Civil disciplines.
Landscape design with integrated hardscape and softscape to provide a
cohesive community environment.
Virtual Reality (VR) Services – development of immersive 3D
walkthroughs and VR simulations to support client presentations,
stakeholder approvals, and end-user experience studies.
Coordination with NHC (National Housing Company) to ensure compliance with national standards and optimization of unit distribution.
KENAZ Housing




Location: Project management consultancy (PMC) in Al Qadisiyah
District, Tabuk City
Project Description: Project management consultancy (PMC) for the
development of a gated residential community. The scope covers PMC
and quality checks for the architectural, structural, MEP, landscaping,
and coordination of all trades.
Development of a residential villa compound in a prime location within Al
Qadisiyah, Tabuk. The project provides 428 villas of various types (A, B, C, D) to cater to different family sizes.
